Annual Assessment

Use your association statement and owner account for the annual assessment, due date, and payment routing. ACMI recommends the Engage account for payment/history. Its current mail instructions make checks payable to the HOA and route them to c/o ACMI, P.O. Box 94644, Las Vegas, NV 89193-4644. Direct Alliance payments use management ID 7535; obtain the association ID and owner account number from your invoice.

What Assessments Support

Use the approved association budget, financial statements, and declaration assessment provisions when reviewing how dues are allocated. Request these records using the association’s management/document channel.

Governing Documents

The recorded certificate identifies the declaration, Community Manual, first manual supplement, and working-capital assessment adoption. Retrieve and read these together for governance, assessment, and property-use requirements.

ACMI’s Homeowner Access page states that community documents, board notices, and communications are available through Enumerate Engage.

Architectural Approval

ACMI requires prior approval for exterior modifications, landscaping changes, play equipment, pools, and exterior maintenance such as fence/roof replacement. Submit the ARC application through your Engage community’s “Online Forms” and review the declaration/design guidelines for project requirements.

Everyday Rules Worth Checking

For fences, exterior structures, parking, pets, signs, landscaping, and leasing, consult the declaration and Community Manual applicable to the lot. Use the document numbers in the county-record section to locate the actual text; obtain a written management response for a property-specific question.

Amenity Access

Use the association’s community notices and management contact for facility locations, access registration, operating hours, guest requirements, and event reservations before planning a visit or rental.

Violations, Fines, and Hearings

For a violation or charge, identify the exact rule cited, retain the notice and photographs, document any correction, and submit a written response or hearing request through the association’s management channel. Follow notice deadlines and current Texas law.

Homeowner Rights Under Texas Law

Texas Property Code Chapter 209 covers records, meetings, elections, hearings, payment plans, and architectural appeals. Chapter 202 protects certain improvements and displays, subject to statutory conditions.

County Records and Recorded Restrictions

Use the deed’s section, block, and lot to match the property to its recorded instruments. Search the Fort Bend County Clerk’s official records using the numbers below; check for subsequent amendments. The TREC certificate search is an additional association locator.
